Property services. Keeping homes in good repair is vital if we are to keep our tenants happy and protects our assets. Our staff in Arena Propertycare manage our day to day repairs and planned improvement programmes, which are undertaken by our panel of approved contractors.

We operate a system of prioritising repairs to ensure that out of the 25,000 day to day repairs we carry out each year the most urgent jobs are done quickest. We are rightly proud of our record of achieving near perfect adherence to targets for completing jobs. We also have an excellent out-of-hours service for emergencies.

Forward planning ensures that resources are provided to maintain homes in a sound condition. Over the next twenty years we plan to spend £364 million back into out own properties. Regular stock condition surveys and life cycle costing methods are used to forecast the likely cost of future improvements and replacement of major building components, and to develop our long term investment strategies.

Our cyclical maintenance programmes ensure that our properties are redecorated externally every four years and all necessary repairs associated with these works are carried out in advance. Choices of colour schemes are made available for tenants to choose from and full consultation is undertaken prior to any work being issued.

Our planned maintenance programmes help minimise resident disruption and reduce the Associations day-to-day repairs expenditure. Tenants are fully consulted in specifying and prioritising our ongoing programmes which include:

  • Fascia, soffits and rainwater goods
  • External pointing and rendering
  • Footpaths, paved areas and landscaped areas
